Fabulous Beach offers unmatched waterfront
Although there are many reasons homebuyers decide to buy on Fort Myers Beach, the spectacular views and easy access to the water are among the top ones.
Doug Grant, with Coldwell Banker Residential Estate, Inc., said his listing, 8200 Estero Boulevard on Fort Myers Beach, has been renovated and shows very well. The property has 80 feet of beachfront, which provides spectacular views.
“Value wise, this is one of the best values on the Beach right now,” Grant said.
The $1,399,000 home has four bedrooms, three bathrooms and a recreation room area, which is being used as a media room to enjoy movies, but would also work well as an office or den. The Fort Myers Beach house also has a top-shelf furniture package.
“The furniture is elegant and tropical and very comfortable,” he said, adding that the home has never been rented, so it does not have a lot of wear and tear.

The home is on the south end of Estero Boulevard, which provides the owners with the opportunity to see the boats coming in and out of the pass.

“There are pockets in Southwest Florida where the inventory is low; this is one of them beach front,” he said. “Such a limited commodity is why I think it is getting all the focus right now.”
Grant has seen multiple offers on beachfront properties this year, which Realtors have not seen for the past six or seven years.
Yerkes said the market on Fort Myers Beach has had a pretty good comeback. New construction has started on the Beach again.
In addition, the higher-priced homes are also selling again. She said her biggest sale so far this year has been for a residence just over $2 million dollars.
“We hadn’t seen that for a couple of years,” Yerkes said. “We are seeing a lot of million dollar sales on the island. We have had a good year.
Asquith said the median sold price on homes on Fort Myers Beach is up 25 percent from November 2011 to November 2012. In November 2011, the median sold price of homes was $270,000, compared to $338,000 in November 2012.
“That’s a change of $68,000,” she said.
The number of properties sold on Fort Myers Beach is also up 35 percent from last November, Asquith said.
The month supply of inventory based on under contracts is down 32 percent. Asquith said in November 2011 they had 14.9 percent inventory and in November 2012 they had 10.2 percent of inventory.
In addition, the number of properties for sale in November 2011, she said was 665 properties on the market, compared to 536 in November 2012.
“We are down 19 percent,” Asquith said.
