Harbour House to add commercial space

BOB PETCHER Harbour House on Old San Carlos Boulevard recently announced the next phase of planned commercial construction of retail/office/support space.

The developers of Fort Myers Beach’s newest resort condominium announced the release of Phase Two commercial construction of retail/office/support space.

Harbour House at the Inn is a mixed-use 34-unit boutique resort condominium located on Old San Carlos Blvd. in the downtown district of Fort Myers Beach adjacent to the Matanzas Inn Resort and within walking distance to the beach, restaurants and shopping. The New resort opened in the winter of 2010 to exciting reviews and comments.

This new commercial construction is the next phase of planned commercial build-out in the mixed unit complex after successfully leasing the initial spaces completed in the summer of 2010. Douglas Speirn-Smith, a principal in the Development group at a recent gathering indicated that, “Due to permitting considerations, this remaining 3,500 square feet of area had to be postponed until recently. With 100 percent occupancy of completed areas, we felt it was time to begin shell completion of additional space to meet the market needs and to shorten the time it will take for us to complete space for tenants and /or owners. “

The space is zoned for general commercial use including retail/office/restaurant, etc.

“We are looking for a couple of new businesses that can complement our current base of The Baywalk Caf, Brooke Klay salon and Paradise Realty of SW Fla.” continued Speirn-Smith. “The entire neighborhood has a lot happening with the recent addition of Nervous Nellies and the arrival later this year of Zushi Zushi.”

Harbour House at the resort offers a variety of floor plans including studio, one, and two bedroom condominiums. Additional features include an amenity deck with a pool and hot tub and surrounding patio accented with tropical foliage and pool fountain. An adjacent covered club area/pool cabana offers an entertainment area and barbeque for owners and guests. Boat access and dockage are also available through the Matanzas Inn Resort and/or nearby marinas for owners and guests

An optional on-site rental management program with nightly rentals is available to all owners. The program is designed to facilitate owner flexibility while offering homeowners the option to use the facility through shared use by participating owners even if their unit is occupied.

“Harbour House offers a tropical atmosphere and a high-end dcor with a style typical of downtown Key West, Playa de Carmen and 5th Avenue South in Naples,” said Joe Jamieson, Broker with Paradise Realty. “The neighborhood is active, pedestrian friendly and in the center of the Fort Myers Beach resort community. The Harbour House at the Inn site was the former location of the Dockside Sports Pub, a popular beach restaurant since 1999 that was operated by the development group.

“Many residents are excited about the changes going on in the Downtown area,” said principal Doug Speirn-Smith. “Old San Carlos Blvd, from the bay to the beach, will have a variety of retail and entertainment-related businesses on the ground floor of the new buildings- including Harbour House.
