A Sound Investment in a Second or Vacation Home

There is a unique opportunity right now based on our current economy for the “baby boomer” generation to get their second or vacation home. Although the prices throughout many of the popular vacation or second home destinations have not suffered the depreciation impact as other areas, there are still some great deals to pick up a second home or vacation property. With the current state of the economy, you may ask why should I do this. Let me give you some great reasons that will surely change your mind.

1.Real estate over the long haul is a sound investment. Although we have had some market bumps along the way, it is a solid long-term investment that does appreciate over time.

2.A second home purchase can be part of a sound retirement strategy. You can utilize the property yourself during working years and when you are ready to retire; you have the option to permanently relocate there; or upgrade to a bigger home in that same area.

3.A second home can give you residual income if you rent it out when you are not using it. There are full-service management companies that will market your second home, rent it out and send you a check. You can also think about renting out your full-time residence while you are at your vacation home.

4.The best time to buy is in a buyers market. Being able to buy in the valley of a “down market” is what we all have been taught with any investment. You don’t have to look hard to see that this is where we currently at.

I have talked with prospective clients who found that buying a secondary or vacation home was less expensive than paying rent for three months in someone else’s vacation home.
