Final public hearing on Bimini land use Monday

Continuation of the final public hearing to adopt an ordinance creating a Downtown Mixed land use designation for 48 acres of parcels in the Bimini Basin project area will be heard Monday by City Council at City Hall.

The area is the western end of the Community Redevelopment Agency district containing 123 properties designated single and multi-family residential, as well as commercial/professional and parks/recreation. It is bounded generally by Cape Coral Parkway, Coronado Parkway, Palm Tree Boulevard and Country Club Boulevard

Council will decide if all will be blended into the Downtown Mixed (DM) use designation. While single family and duplex development is prohibited in the Downtown Mixed use area, existing units will be allowed to remain indefinitely.

Two other public hearings are on Monday’s agenda. One request seeks to amend a land use ordinance changing property at 313 Chiquita Boulevard South from Commercial Activity Center (CAC) to Public Facilities (PF). The property is less than a quarter-acre recently acquired by the city for use as a pump station supporting the utility expansion project.

Another amendment request seeks to add pergolas as a permitted accessory use and lawfully constructed on residential or commercial property as well as regulations for those structures. Staff and Planning & Zoning commissioners both recommend approval.

Council members will meet a second time next week during a special workshop session at 4:30 p.m. on Wednesday at the Nicholas Annex building. Topics for discussion include the revised Seven Islands concept plans and updates to the Parks Master Plan vision.
